Viewings
This involves you arranging with the estate agent to view the properties. Whilst viewing the properties you should look out for any defects in the property. Also bear in mind the location of the property (is it conveniently located for transport, local shops, schools/nurseries etc.)
Making the Offer
At this stage you will indicate to the estate agent how much you are willing to pay. This does not necassarily have to be the full asking price. The estate agent will liaise with the vendor (seller) who will make a decision as to whether they will accept or decline your offer.
Mortgage broker/Advisor
Find an independent mortgage broker/ advisor who will source the best rates on the market and get a binding decision.
Conveyancing
We have a panel of solicitors who we can refer you to in order to begin your conveyancing (searches and enquiries). Alternatively you can appoint your own.
Offer
The lender will send you the mortgage offer detailing the loan you will receive and the mortgage payments.
Exchange of contracts
The solicitor will send a pack with the legal documents that require your signature. Upon return of the documents your solicitor will exchange contracts with the vendors solicitor.
Completion
The funds are transferred to the vendor and you pick the keys up from the estate agent
