The Mortgage Process
At CKFS we know that finding the right mortgage deal can be a strenuous one, therefore we have provided an explanation of the application process and an indication of what you can expect when using CKFS for your mortgage requirements.
1st Contact
We have some clients who see us once they have found a property, but some clients want to see what they are able to get before they begin looking, as this give them a guide price to go by.
Which ever your circumstances when you call CKFS there will be a representative available to discuss your requirements in depth. Details such as your name, address, telephone number, Date of Birth, your mortgage/ loan requirements etc will be taken. If you have an email address an email confirming your enquiry will be sent, and if you have arranged an appointment, a map of the branch you've arranged an appointment will also be sent with the appointment time and consultant's details. If you should not have an email address, do not worry as this will be sent via post. Rest assure that CKFS also arranges home/work appointments should you be unable to come to the office.
In order for us to begin our preliminary research we may have to call you back for some additional information. We will open a new file for your application and gather as much information to aid with the research.
Meeting your consultant
You may get a courtesy call 1 day before your appointment, just to ensure that the appointment is still convenient for you. The consultant will remind you of the branch address and the telephone number should you need assistants. In our lounge styled offices we ensure that you are comfortable whilst waiting for your consultant to become free, at which point you can have a cup of coffee, tea or water whilst reading the mortgage literature we may have in the office.
The meeting may last up to 1 hour (depending on your circumstances). The consultant will explain in plain language the services we offer and what to expect during the application process. During this time you may also ask your consultant any questions that you feel may aid you understanding.
Post Meeting
Research will begin on you behalf, searching for the best product to suit your circumstances which would have been gathered during the telephone conversation or the meeting. We have access to over 20,000 products some of which are exclusive to intermediaries such as CKFS. We are not tied to any mortgage lenders, therefore the consultant at CKFS will use the information to search the entire market. Two to three products will be selected. Upon you deciding on the product you require we will then arrange a mortgage Decision in principle (DIP).
After the meeting your details will be added to the database, you will be provided with your unique log-in details which enable you to Track your application through your dealing with us.
Mortgage Application
Once you have decided on a mortgage we will process your application, advise you if any additional information that is required.
Upon receipt of the formal offer you will be required to check it if meets your formal requirements and sign and return it to the lenders.
You then have to begin thinking about an exchange and completion date, this will be agreed with your solicitor. At Exchange you will have to pay the monies outstanding such as the Broker Fee, Stamp duty (if applicable), Deposit (if applicable) and the conveyancing and solicitor's fees.
